Waterfront buyers have the upper hand right now. There are about 14 months of waterfront inventory around Vernon at the current pace of sales, well past the six months that usually marks a buyer's market. Homes that sold went for about 5% under their final asking price and about 7% under their original price.

What the numbers are saying
- Houses are priced well above what's selling. The median asking price for a waterfront house today is about $1.95 million, but the median sale over the past year was $1.2 million. The homes that sell are the ones priced near the market; the rest sit.
- Condos and townhomes are the quickest movers. Waterfront strata homes sold in about 52 days at close to 97% of asking. Lock-and-leave lake living in Okanagan Landing is still in steady demand.
- Summer was busy. 18 of the 43 Okanagan Lake sales happened in the last 90 days.
- Kalamalka is thin. Only seven Kal Lake homes are for sale, and the median asking price is over $5 million, so a well-priced home under $2 million stands out.
- Swan Lake had one waterfront sale all year. With so few sales, any price estimate needs a careful look at the individual property.
