What to check in a waterfront strata

  1. Is the slip included? At many complexes, slips are sold or rented separately from the unit. Get the slip arrangement in writing.
  2. Rental rules. They range from nightly rentals allowed to no rentals at all. BC's principal-residence requirement also applies in Vernon; certain strata-titled hotels and motels are exempt, so confirm a complex's status with the strata and the Province before you buy.
  3. The depreciation report. Docks, seawalls, pools and beaches are expensive to maintain. Look at what's planned and how well funded the contingency reserve is.
  4. Pet bylaws. Many waterfront stratas limit the size or number of pets.
  5. Flood history. Ask how the complex fared in 2017 and whether any repairs or special levies followed.
